The number of homes currently for sale in an area as well as what comparable homes (called "comps")  have for recently sold are used to determine what qualified buyers are currently willing to pay for similar properties. The assessed (tax) value of a home is not necessarily a good estimate of value and in some instances these values can be off by as much as 35%!
